The Development of Palm Coast
The new city of Palm Coast is seeing a level of growth that is virtually unrivaled anywhere else in the United States. The budding metropolis has doubled its population in under seven years and that number is expected to grow exponentially in the years to come. This growth comes as no surprise, however, as Palm Coast is the epicenter of a boom of commercial, industrial, and residential development.
The premise of Palm Coast began life much earlier than the date that it was incorporated as a city. The ITT corporation began a development plan in 1969 which encompassed 48,000 home sites over a span of just over 42,000 acres. As the populace grew, so did the need for community services so in 1975 the Board of County Commissioners of Flagler County created the Palm Coast Service District, which provided services such as street lighting, fire hydrants, and fire services to nearly 40,000 acres of the growing community. The City of Pam Coast was finally established by an overwhelming vote on December 31st, 1999.
Since then, Palm Coast has virtually exploded in new commercial construction. The Palm Coast Town Center plan is evidence of that as it is one of the first city centers in United States history to be fully planned and executed by its townspeople and parties with financial interest. The town center will be a modern interpretation of the traditional small-town main street in which residents will be able to comfortably walk, as well as drive, throughout the town center comfortably. The center will have amenities such as grocery stores, a movie theater, hotels, shops, and office buildings as well as condos and townhouses.
Palm Coast’s commercial construction is a direct reflection of its immense residential construction as new homes are being bought faster than they can be constructed. The impeccable planning of the community is one of the city’s largest draws as it is nestled on the balmy upper east neck of Florida adjacent to beach views and quiet marsh landscapes. New homes are constructed on tracts that are carefully arranged to provide unparalleled views and harmonious living with the surrounding natural Florida landscape.
However, Palm Coast’s residential construction exists as a result of its burgeoning industrial complexes and businesses, of which Palm Coast is now home to nearly forty. New businesses are moving into Palm Coast all the time, enticed by the popularity and functionality of an impeccably-planned community.
